The governing documents consist of the recorded CC&Rs (Covenants, Conditions and Restrictions), Bylaws, and Articles of Incorporation.

The CC&Rs
, also known as the Declaration, are the rules governing the neighborhood. They outline the requirements and limitations on what a resident may do with their property. The goal of the CC&Rs is to protect, preserve, and enhance property values in the community.

The Bylaws govern how the Owners Association operates and contain the information needed to run the Association as a business. They cover how often membership meetings must occur, how meetings are conducted, the structure and duties of the Board of Directors, and more.

The Articles of Incorporation establish the Owners Association as a nonprofit corporation.

The Rules and Regulations sets forth the Association Rules.
