Road Maintenance is proposed and bid identically to the reconstruction work in the community. As all roads will eventually be replaced, road maintenance is only scheduled for roads where it is necessary, and where the maintenance will extend the useful life of the road by at least four years.

FAQ's - Seal Coat

If I am not in Gold Canyon / won't be in the property on the day of the Seal Coat, is there anything I need to do for this project? 
No. If you are not in the community, and will not require vehicular access to your home on September 2 or 3, there is nothing additional you need to do.

We ask that you do inform any vendors who may be servicing your home in this timeframe (pool vendors, house cleaners, etc.), so they can schedule around this disruption.

I will be home on these dates. Can I still access my home by other means? 
Yes, you can park your vehicle outside of the work zone. Which location is best will depend on your specific property location. You will then be able to walk to and from your vehicle as desired on the day of the sealing.

Other roads are being replaced; why is this road being crack-filled and seal-coated instead? 
The Roads Committee makes this determination based on the current road conditions, long-term budgetary planning, and recommendations from Frank Civil Consulting.

Scope of Project

The SMOA is working with MR Tanner, and Frank Civil Consulting, the same consultants who assisted the SMOA on the first two phases of road reconstruction in 2023 and 2024.

This project phase will cover Club Village Dr (from the Superstition Mountain Drive to just pass the entrance into Club Village) and the roads in Cottonwood, Sycamore, and Sycamore Village Drive from Juniper to Usery Pass as highlighted on the map below.

Milling / Pavement Removal:

While Milling and Pavement Removal does not cause any extended access restrictions, you may experience delays if you are caught behind the equipment, or are trying to exit your village while the equipment and crews are milling SMD. 

In addition, as we begin work in some of the villages, where roads are narrower and alternative access doesn't exist, access in and out of your home may be delayed longer than those impacted by the work on Club Village Drive. 

Utility Adjustments: 

Adjustments will begin July 14, 2025. Manhole covers will sit adjacent to the removal location until the project is complete. Then crews will return, and replace the utility equipment the week of July 29, 2025.
