You likely have questions related to what the "benefits" of a Benefitted Villa are, what the Association maintains, and what you are responsible for.

Benefitted Villages (BV)
The benefitted villages were originally envisioned as a lock and leave set up to allow owners to come in to town, play golf for the week or weekend, and not have to worry about the traditional home maintenance needs. In addition to the landscaping, the tract declarations also include exterior surface maintenance, so that the overall appearance of the village is one of a well maintained neighborhood regardless of occupancy. This is carried through by having a consistency of lights, exterior maintenance and landscape materials and density.Residents in the community’s five Benefitted Villages pay additional assessments to maintain the landscaping on their lots, and the periodic exterior surface maintenance of the homes in their Village. These assessments fund operating and reserve budgets that pay for landscape maintenance, exterior surface painting on a twelve-year cycle, painting of all metal and wood elements on a four-year cycle, and periodic front and garage door surface maintenance, among other expenses. These funds are managed by the Superstition Mountain Owners Association Board of Directors.

Owners Guide
The Owners Association endeavors to keep all residents informed and up to date. Please click below for the most current version of the Owner's Guide. It will provide a high-level overview of the owner experience, and can act as a handy reference guide.
Each village is maintained on a four-week cycle by DLC Resources. These villages, while distinct in their look and feel, are maintained in a uniform manner by the Association vendor. Owners do not control the plant material or maintenance outside of their enclosed spaces.

You, as owner, are responsible for maintaining any landscape in an enclosed courtyard, or rear yard. These areas are irrigated and maintained by the owner's irrigation system, controller and water source. For any plants that are visible to neighboring property (even if in your enclosed area) must be on the Approved Plant List.
Benefitted Villas are restricted in making any exterior changes that alter the original elevation of the property. This is to maintain the integrity and uniformity of the village over time, and is written into the Tract Declarations for the villages.
It is important to note that SMOA Design Guidelines allow for a wide variety of architectural styles. However, the community is split up into 17 different neighborhoods - five of which are Benefitted Villages. All Benefitted Villages include Supplemental Design Guidelines, and Supplemental Tract Declarations that limit design changes within the villages.

One common question from vacant lot owners is regarding assessments. All lots pay an equal assessment, it is not reduced in amount or frequency due to it being a vacant lot.
The 2026 Master Assessment rate is $1020 per quarter, due on January 1, April 1, July 1, and October 1. For your total cost, please review the Assessment Cheat Sheet below which includes the individual and combined Benefit Village Assessment Rates.

As a new owner, you are entitled to access through the right lane of the main gate utilizing an RFID tag for quick, secure access.
Superstition Mountain utilizes ABDi and their proprietary Gate Access app for managing owner access and residential guest management. To get a decal on your vehicle, please stop by the Carriage House (just inside the main gate on the right hand side) with the following: The vehicle you want the tag placed on, Payment card (tap to pay available) to purchase device, proof of identification if requested by staff.
