Hello New Owner!

As the new owner of a Custom Home, we welcome you to the community and want to ensure you have all the information needed regarding your property.  

For your convenience below, we have linked to the most relevant information for owners of Custom Homes. However, you should feel free (and encouraged) to review the full website, and familiarize yourself with the Governing Documents, Design Guidelines, and Association policies.

Owners Guide

The Owners Association endeavors to keep all residents informed and up to date. Please click below for the most current version of the Owner's Guide. It will provide a high-level overview of the owner experience, and can act as a handy reference guide.


Custom Homes

Residents in the Custom Home villages have the least direct involvement from the SMOA. The Owner's Association has maintenance responsibilities on the road in front of your home, and depending on its location, potentially adjacent common property. You are responsible for the entire lot and home. While you are responsible for maintaining the property, the SMOA has Landscape and Design Guidelines that may require Design Approval for any exterior or landscape changes. 


Design Review

As a Custom Home owner, your most likely interaction with the Design Review Guidelines will be when pursuing a home improvement or maintenance project. . 

The community is split up into 17 different neighborhoods, some of which include Supplemental Design Guidelines, and Supplemental Tract Declarations that may limit or impact the homes built within a given neighborhood. 

Small projects may be able to gain administrative approval, while larger projects are reviewed by the Design Review Committee. Once you have a sense of your project, it is best to contact the Design Review Coordinator to discuss next steps.

Assessments

All Custom Home lots pay an equal assessment. The 2026 Assessment rate is $1020 per quarter, due on January 1, April 1, July 1, and October 1.

Gate Access

As a new owner, you are entitled to access through the right lane of the main gate utilizing an RFID tag for quick, secure access. 

Superstition Mountain utilizes ABDi and their proprietary Gate Access app for managing owner access and residential guest management. To get a decal on your vehicle, please stop by the Carriage House (just inside the main gate on the right hand side) with the following: The vehicle you want the tag placed on, Payment card (tap to pay available) to purchase device, proof of identification if requested by staff.
