As the new owner of a vacant lot, we hope you are excited about the possibilities that lie ahead. 

You likely have many questions focused on the "when and how" of turning your vacant lot into your dream home. Other common questions concern gate access, vacant lot maintenance standards, and more.

Vacant Lot Maintenance

Vacant lots within the community are required to be maintained in a natural state (no clearing the lot, storing materials, etc.). Lots should be free of noxious and invasive weeds, and are subject to bi-annual inspections as part of the Vacant Lot Maintenance Policy.

It is HIGHLY RECOMMENDED that you maintain your vacant lot with a biannual Pre and Post Emergent schedule to avoid the more time consuming and costly work of cutting and removing vegetation.

Design Review

While some vacant lots are purchased as a buffer, or to preserve a view corridor, most vacant lots are destined for the construction of a new Custom Home. This is as exciting for us as it is for you. Superstition Mountain Owners Association (SMOA) has a robust Design Review component including a volunteer Committee, Association Staff, and a Consulting Architect; all here to help you pursue and build your dream home. 

It is important to note that SMOA Design Guidelines allow for a wide variety of architectural styles. However, the community is split up into 17 different neighborhoods, some of which include Supplemental Design Guidelines, and Supplemental Tract Declarations that may limit or impact the homes built within a given neighborhood.

Assessments

One common question from vacant lot owners is regarding assessments. All lots pay an equal assessment, it is not reduced in amount or frequency due to it being a vacant lot. 

The 2026 Assessment rate is $1020 per quarter, due on January 1, April 1, July 1, and October 1.

Gate Access

As a new owner, you are entitled to access through the right lane of the main gate utilizing an RFID tag for quick, secure access. 

Superstition Mountain utilizes ABDi and their proprietary Gate Access app for managing owner access and residential guest management. To get a decal on your vehicle, please stop by the Carriage House (just inside the main gate on the right hand side) with the following: The vehicle you want the tag placed on, Payment card (tap to pay available) to purchase device, proof of identification if requested by staff.
